BOOKING DEPOSIT.
A deposit of 20% is required at the time of booking. Once the
booking is confirmed, the deposit shall be non refundable but
will be deducted from the total amount due.
SECURITY DEPOSIT.
A refundable security deposit of $300/£200 is required with
payment of final balance to cover any loss or damage while staying
in the house. This will be returned in full 30 days after your
departure from the house, providing that no loss or damage is
reported. Should loss/damage occur, a deduction will be made to
the amount of replacement/repair and the balance returned to you.
BALANCE.
The balance is due 2 calendar months prior to your arrival. Bookings
made within 2 calendar months are payable in full at the time
of booking. The owners reserve the right to cancel the booking
if payment is not received by the due date.
CANCELLATION CHARGES.
You may cancel the booking at any time. Every effort will be made
to re-book your dates, but if we are unable to do so, the following
cancellation charges will apply:
More than 2 calendar months..................................

Between 1 and 2 calendar months.......................... 50%
of total.
1 calendar month or less.........................................
100% of total.
VILLA OCCUPANCY The
villa is licensed by Polk County, for a maximum occupancy of 12
persons, including children and babies. Only those persons named
on the Booking Form are permitted to stay at the villa for all
or part of the rental period. Any persons occupying the villa
overnight and not shown on the booking form will be requested
to leave and may cause the whole party to be excluded.
Any changes to the original booking must be notified to the owners
before your arrival date.
ARRIVAL/DEPARTURE.
The rental commences at 4pm on the day of arrival and ceases
at 10am on the day of departure. In order to allow adequate
time to prepare the house for your arrival, you must not attempt
to enter the villa earlier than 4pm, unless with the express permission
of the owner. Late check out may sometimes be available by prior
arrangement at the owner's discretion. If available, a surcharge
will apply.
CLEANING.
The cleaning fee is included in stays of 7 nights or more. All
stays of less than 7 nights are subject to a $75.00 cleaning fee.
The property will be cleaned before your arrival and again on
your departure. Although the property will be cleaned after your
departure it must still be left in a clean and tidy condition
and all kitchen utensils should be washed. Please do not leave
excessive amounts of used bed linen and towels. Should the property
require extensive cleaning/laundry then the owners or their agent
reserve the right to withhold any monies from the security deposit
to pay the extra cleaning fee.
SWIMMING POOL
The property has a private swimming pool. The Owners do not accept
any liability for any injury however caused as a result of the
use of the pool. Children are to be supervised at all times, no
diving & no glass in pool area. All communities have a noise
ordinance after 10:00 PM. Under No Circumstances is a renter to
adjust, turn or move any lever on the pool pump, heater or timer;
you will be solely responsible for any damages that occur from
adjusting any levers, or any other apparatus attached to the pool
equipment.
INVENTORY. No
items may be removed from the house. This includes linens and
towels. Furniture must not be moved between rooms.
PETS.
To ensure the comfort of all
of our guests, pets, even well behaved ones, are not permitted
in the home. If a pet is found to be in the villa, no matter for
how short a time, then you will be charged for a thorough deep
clean of the entire property including carpets and comforters
and for any damage that the pet may have done whilst in the property
INSECTS. Florida is a tropical state
and as such insects and small creatures are inevitable and are
not a cause for complaint. Their presence is no reflection on
the cleanliness of the property. The home is treated regularly
as part of a pest and termite control program. Please do not leave
food on counter tops or in the pool area. Clean up all spills
immediately and do not eat in the bedrooms. We advise you to keep
all windows and external doors closed whenever possible; not only
will this help to keep bugs from the property, but it will also
enable the air conditioning unit to function more efficiently.
YOUR RESPONSIBILITY.
The party must treat the property, it's furniture, fittings, utensils
and other facilities with respect. If you spill something please
clean it up quickly. If you do not clean up the spill you will
be responsible for having the stain removed. Any loss, damage
or non-working items must be reported immediately to the Management
Company, who will arrange for replacement/repair. The applicant
must make good or pay for any loss, damage or breakage. The owners
reserve the right to withhold any monies from the security deposit
to pay for any loss or damage caused to the property or its contents
by any member of the party.
SELF CATERING.
The villa is self-catering. You are responsible for purchasing
food, paper goods, cleaning supplies or other necessities you
require during your stay. An initial supply of soap, dishwashing
detergent and toilet paper is supplied.
LIABILITY.
The owners or their agents do not accept any liability whatsoever
for death, personal injury, accidents, loss or damage to persons
or personal effects, however caused.
Guests are reminded to exercise
care as to the personal safety of themselves and all party members.
Whenever possible valuables should be left secure and out of sight.
All doors and windows should be closed and locked when exiting
the home.
PROBLEMS OR COMPLAINTS In
the unlikely event that you experience any problems with the property
you must contact our local Management Company who will do their
best to assist and rectify the matter as soon as is practically
possible. Should a problem remain unresolved the Owners must be
notified in England immediately.
Every effort has been made
to ensure the accuracy of descriptions concerning the property
and services. However, we cannot be held responsible for any errors,
omissions and changes beyond our control.
FORCE
MAJEURE: The owners of the property or their agents will not
be liable for loss or delay occasioned by Strikes, Riots, Political
Unrest, Hostilities, War, or threat of War, Terrorist Activity,
Closure of Airports, Floods, Hurricane or any other event beyond
the owner's control.
TRAVEL AND HEALTH INSURANCE. Guests are
advised to have appropriate travel/medical insurance in force
for the period of rental. All matters arising with regard to loss
or injury should be directed to the respective insurance company.
PASSPORTS AND VISAS FOR
NON-US GUESTS. All passengers,
including children and infants, must possess a full machine readable
passport valid until after their return date. If in doubt contact
your local passport office. The name on your passport should be
the same as the name on the booking form.
The majority
of visitors to the USA from Britain no longer require a visa as
a result of the Visa Waiver program. All persons must apply for
electronic authorisation to travel (ESTA) at least 72 hours before
departure. Go to https://esta.cbp.dhs.gov
and fill out the form for every person in your group, including
children. (you will need your passports) Authorisation lasts for
2 years.There are some exclusions such as British Subject passports,
Eire passports and anyone with a criminal record. Should you believe
any of these apply to you or any member of your party please contact
the US embassy or any travel agency for guidance, especially if
you do not hold a British Citizen passport. This information was
correct at time of print.
It is the responsibility of the guest to make sure that he/she
has all the correct travel documents. The Owners cannot accept
any liability for any of the aforementioned conditions not being
met or any refusal of passage.
